When you're chatting to someone, and it says "so and so is typing" how accurate is that? if they live not that far away?

Distance doesn't matter - this is the Internet; he could be typing on the opposite side of the world and everything would still be the same.
It's fairly accurate. Basically FB just detects if the person's keyboard keys are being pressed, and if they are, you'll receive a "person is typing" message on your end.
