I dont know if you are in the UK, but if so, approach you rlocal council property department. The kind of place you describe may be on the councils 'surplus' list and in these circumstances they would consider leasing and the terms will be reasonable compared to private landlords.The kind of thing which may be good would be a former hall, old persons premises, depot or maybe even a former nursery building or small school hall. The difficlulty with social clubs is that they tend to be licenced in such a way that the venue cannot be used by the general public.Whatever you do , take advice from the planning department before you launch into anything. They will generally have an informal discussion with you prior to you putting in requests for change of use - unless you take on an existing venue you are likely to need this. You could also phone around chartered surveyors who often act as letting agents for commercial (non residential) properties and would be delighted to help.
