In my opinion, you don't tell him. Don't tempt an honest man.
Just be friends with the guy, and if the relationship breaks up, be there for him. What happens, happens.
At the same time, don't put all of your energy into it. Maybe you should expand your horizons as well. Try to move on or at least consider other guys.
