Why is there only one race that is capable of crashing real estate prices just by inhabiting the area?

there are several black people in my neighborhood and the home values have not crashed. a tree in the back yard of one of my black neighbors got hit by lightning, I think, anyway it is dead and now limbs are falling and breaking of the top of the pickets on my 7 foot privacy fence. I found the second one broken today. I am going to wait until all the limbs fall or the tree is down to replace them because more limbs could fall and break them all over again. I put a roll of field fencing in front of it to keep the dog from jumbing out.
