Stop concerning yourself with how he treats her or doesn't treat her - even if she were single she would still not be into you - that's why you're friend-zoned. If she really, really liked you - the other guy would have been history by now.

That's just the way it is... leaving can be very difficult, no matter how " obvious" it is for people not in the relationship. You've said your thoughts, it sounds like. The rest is up to her.
