What are some cheap methods of creating a magazine?

     I'm a senior in high school, and I'm part of the staff working on our school's literary magazine. We've looked at various options for publishing, and we want to make it look as professional as possible, however we don't have a huge budget. I, personally, am willing to chip in, and I know I'm not the only member willing to put forward some money to ensure a better result. Our teacher, however, doesn't want to do anything that isn't free. I'm going to be honest, I can't take seriously the look of her free options, and I doubt the rest of our school will either. What options would you recommend for us high schoolers to make a professional looking magazine for a decent price?

it affect the re-sale of the property (as I gather mortgages are hard to obtain (luckily I don't need one!!)) What would happen if one of the flats got into a terrible state that affected my property. Would I have any come back
