How do i find a hall/social club or similar venue for rent on a permanent and exclusive basis?
we have shed loads of contacts and experience using other peoples venues want to run one of R own but cannot find anyway of sourcing such venues we do not want a pub or to work for an interfering brewery/organisation we want either a failing social club in search of an innovative manager or a venue available to lease (reposted need more places to look especially for rent not sale)

It sounds like you need the help of a local Commercial Realtor. They know of what is available for lease and even locations that aren't being actively marketed. And very often the locations you encounter on your own for sale are also available for lease, but you need to ask the right person. Remember, vacant property is not a source of income for a landlord and the landlord is always looking at that bottom line. Good Luck

I dont know if you are in the UK, but if so, approach you rlocal council property department. The kind of place you describe may be on the councils 'surplus' list and in these circumstances they would consider leasing and the terms will be reasonable compared to private landlords.The kind of thing which may be good would be a former hall, old persons premises, depot or maybe even a former nursery building or small school hall. The difficlulty with social clubs is that they tend to be licenced in such a way that the venue cannot be used by the general public.Whatever you do , take advice from the planning department before you launch into anything. They will generally have an informal discussion with you prior to you putting in requests for change of use - unless you take on an existing venue you are likely to need this. You could also phone around chartered surveyors who often act as letting agents for commercial (non residential) properties and would be delighted to help.

If you are in the UK check out http://www.rics.org to find a local surveyor. In addition they will also know local landlords and maybe aware of another oppurtunity where say a lease expiry maybe coming up or a failing tenant where you maybe able to take over.
