What does Exact Target/Constant Contact do for small businesses?

My boss has asked me to research Exact Target for our real estate firm. I went on their website and found it a bit hard to figure out what they do exactly? Do we just give them our email contact list and they send out emails for us? What is the point of it? What are the benefits? We already do this on our own and don't have a problem keeping up with it. Just trying to understand their service.
