I want to open a hotel in India, how do I sell my pitch?

My entire family is made up of hoteliers and I now want to open my own hotel in New Delhi.
I am looking for some natives who can potentially help me 'sell my pitch'.
I need to know what is fantastic about the area, why should guests come here?
I need to make my pitch sound as captivating as possible. Can anyone, preferably from their own experience, tell me what the strenghts are of this particular area?
